What Every Inspection Includes:
At Knight Watch, we believe peace of mind should not come with surprise charges. Our home watch pricing is clear from the start. You will know your scheduled visit rate, what is included, and when an add-on service may apply before we perform the work.
Every Knight Watch visit includes our 130+ Point Standard Inspection,
designed to provide a clear, consistent check of the property each time we visit.

We check the visible exterior condition of the property, including the entry area, driveway, yard, doors, windows, garage, gates, fencing, visible damage, debris, and street-facing concerns.

We check visible access points, doors, windows, gates, garage areas, lockboxes or key boxes when applicable, and signs of forced entry or unauthorized activity.

We check for packages, flyers, door hangers, visible mail, trash bins, recycling bins, and yard bags. Mailbox collection requires signed consent.

For full visits with approved interior access, we check entry areas, main rooms, kitchen, bathrooms, laundry area, garage if applicable, windows, ceilings, walls, flooring, and visible concerns.

We check for visible signs of power interruption, appliance power status where accessible, thermostat display, common leak areas, water concerns, exterior faucets, and water meter or utility areas when safely accessible.

We check for unusual odors and visible signs of pest activity. This is a visual check only and does not include pest treatment or animal care.

After the visit, you receive a clear photo or video update showing what was checked, what was completed, and whether any concerns were observed.

Before leaving, we confirm approved access points are secured, complete a final departure check, and include final confirmation in the visit report.

Full Property Watch Visit
$125 single visit
A complete property check that includes exterior areas plus approved interior areas. Every Full Property Watch Visit includes our 130+ Point Standard Inspection, photo/video reporting, mail/package/trash check when applicable, and final securement confirmation.
Best for residents away from home, vacant properties, rentals between occupants, and short-term rental hosts who want a full property update.
Exterior-Only Watch Visit
$65 single visit
A property check focused on the visible exterior of the property. This includes entry areas, doors, windows, gates, garage, packages, flyers, trash bins when scheduled, curb appeal, visible damage, street-facing concerns, photo/video reporting, and final departure confirmation.
Best for clients who do not need interior access or want a lighter check-in option.
Weekly Watch: 3 Visits
Full Visit: $300 | Exterior-Only: $165
A three-visit weekly option for clients who want more consistent check-ins during travel, vacancy, weather concerns, or short-term rental activity. Each visit includes the selected inspection type, photo/video reporting, and final securement confirmation.
Best for weeklong trips, active vacant properties, guest turnover weeks, or added peace of mind.
Weekly Watch: 5 Visits
Full Visit: $450 | Exterior-Only: $250
A five-visit weekly option for clients who want frequent property visibility throughout the week. This option provides the strongest presence and the most regular reporting while the property is unattended or being actively monitored.
Best for extended travel, high-concern vacant properties, storm recovery periods, or busy short-term rental schedules.

A light air freshener refresh using a Knight Watch-provided product, completed only with client approval.

How to Get Started
Start With a Consultation
Before any service is scheduled, we begin with a consultation. This gives us time to understand your property, why you need service, what areas should be checked, and whether you need a Full Property Watch Visit, an Exterior-Only Watch Visit, multiple visits, or any add-on services.
During the consultation, we will review your service needs, access details, visit timing, special instructions, and any areas that should be avoided or excluded. This helps make sure the service is clear before we ever step onto the property.
Complete the Required Agreements
Once your service plan is clear, we will make sure the proper agreements, permissions, and approvals are completed. These may include property access permission, mailbox collection consent if needed, photo documentation approval, plant watering instructions, air freshener approval, or any other service-specific instructions.
This step helps protect you, your property, and Knight Watch by making sure expectations are clear before the visit is confirmed.

Full Property Watch Visit
For exterior areas plus approved interior areas.
Exterior-Only Watch Visit
For clients who only need the outside of the property checked.
You can also select a single visit, a weekly multi-visit option, or a custom schedule when available.
Add Extras as Needed
Extras can be added based on what you need handled during the visit. These may include plant watering, light rotation, blind or curtain adjustment, supply checks, HOA checks, left-behind item checks, listing readiness checks, or additional documentation.
Once the visit is complete, Knight Watch will provide a clear photo update so you know what was checked, what was completed, and whether anything needs your attention.
